Field notes · The basin
The mountain decides what gets built.
A Tahoe build is a permitting project before it is a framing project. G&S reads the constraints before you fall in love with a floor plan.
- TRPACoverage, scenic thresholds, BMP and height envelopes—handled in the room, not by email.
- FireFire-resistant assemblies, ember-resistant vents and hardened decks planned at framing.
- SnowEngineered to the South Shore ground snow load—not a generic mountain number.
- LandStream zones, shorezone and scenic corridors read across California and Nevada.
A family trade
The same people who walk the lot frame the house.
Garrick Terrell learned the trade sweeping his grandfather Richard’s job sites. More than two decades later, the skills stayed in the family—and the work stayed hands-on.

Before the foundation
Good questions, answered early.
What kind of projects does G&S take on?
New custom homes, full demo-and-rebuild projects, and substantial remodels or additions across the Lake Tahoe basin.
Do you build on both sides of the state line?
Yes. G&S holds California CSLB #775228 and Nevada NSCB #77135, so the same crew can carry a project on either side of the lake.
Can you help before plans are finished?
Yes—the earlier the better. G&S can review a lot, test coverage and setbacks, join the design conversation, and surface permitting constraints before they become expensive revisions.
How do remote owners stay informed?
The team sends weekly owner updates and has extensive experience building for clients who live out of state.
What happens after move-in?
After final inspection, occupancy and the punch list, G&S returns for a walkthrough after the home’s first full Tahoe winter.
